Service overview
Remedial work is everything between a successful technical repair and a room you can use. Plaster to be rebuilt, skirtings and architraves to be replaced, a floor to be relaid, a ceiling to be patched, walls to be prepared for decoration, and the whole area cleaned down and handed back.
Small refurbishment covers the next step up: a bathroom or utility brought back after water damage, a basement finished after waterproofing, a bedroom or reception room stripped back and reinstated, or a rental property put into lettable condition after a period of neglect.
It suits homeowners who do not want to project-manage three trades around one damp patch, landlords with voids to turn round quickly, and anyone with a room that has been out of use for months because the finishing never happened.
It works because the same business carried out the diagnosis and the treatment. We know what was behind the wall, when the plaster will be dry, and what order the remaining work has to follow.
Properties where damp, waterproofing or water damage has left a room stripped, unfinished or unusable.
Immediately after specialist treatment, after a leak or flood, or when preparing a property for sale or letting.
An unfinished room has no value. Making good, in the right order and at the right time, is what recovers the space.
What happens if it is left
A stripped room is dead space. It cannot be let, it cannot be shown to a buyer, and it cannot be used, while the mortgage or rent on the property carries on regardless. Voids and delayed sales are the real cost of leaving making good to 'later'.
There is a technical cost too. Rushing finishes onto plaster that has not dried, or reinstating timber and floor coverings before the structure is dry, means stripping them out again. Getting the timing right is as important as getting the work right.
A room out of action can make a whole property unlettable, so every week of delay has a number attached to it.
Buyers discount heavily for visible unfinished work, usually by far more than the work would have cost to complete.
Paint and paper applied to plaster that is still releasing moisture blister and lift, so the decorating is paid for twice.
Skirtings, boards and floor coverings reinstated onto a structure that has not dried absorb the remaining moisture.
Three separate trades around one repair means three quotes, three schedules and nobody owning the outcome.
Buying treatment on the lowest price and only then discovering that plastering, joinery and making good were never included.
Our process
Free survey of the room and its condition, including what specialist work is needed first and what the finished result should be.
A written scope covering plaster, joinery, floors, finishes and clean-down, sequenced around drying times, priced as a fixed sum.
Treatment and structural repairs first, then remedial work in order, with the property protected and areas sheeted throughout.
Plaster flat and beaded, joinery reinstated, floors made good, surfaces prepared for decoration, and the work checked against the agreed scope.
Area cleaned down, drying and decoration guidance given, balance due on completion, and guarantee documentation issued.
What you get
Work is finished to a decoration-ready state rather than left at the point where the specialist work stopped.
One survey, one scope, one fixed price, one contractor to call about anything that follows.
We know when plaster is ready for what, so finishes are not installed too early and stripped out later.
For landlords and sellers, shortening the gap between treatment and a usable room is money, not convenience.
Making good is written into the quotation, so it is not the extra that appears at the end.
£2,000,000 public liability insurance, 6-month guarantee on building works, and 10-year guarantees on damp treatment.
In detail
The scope is set by what the property needs to be usable again, and it is agreed in writing before anything starts.
Salt-retardant replastering where a damp proof course has been installed, skimming to a flat finish, reinstating skirtings, architraves and coving, easing and adjusting doors, and preparing surfaces for decoration.
Where treatment required floors to be lifted or sections of ceiling opened, those are reinstated and made good. Drying guidance is given at handover so decoration is not applied too soon.
After waterproofing, a below-ground room needs its finishes designed around the system: nothing fixed through a membrane without the correct detail, floor build-ups over floor membranes, and battening or dry-lining that keeps the system intact.
That is precisely why it is better done by the contractor who installed the waterproofing than by a fit-out team that has never seen one.
Water damage work starts with finding and stopping the source, then removing what cannot be salvaged, saturated plaster, sodden insulation, delaminated boards, decayed timber, and allowing the structure to dry before rebuilding.
Reinstatement then covers plaster, ceilings, joinery, flooring and decoration preparation, with the sequence set by how quickly the fabric releases its moisture.
Typical projects are a bathroom or utility reinstated, a kitchen area repaired after a leak, a bedroom or reception room stripped and rebuilt, or a tired property brought up to lettable standard with plaster, joinery and finishes put right room by room.
For landlords the priority is usually speed and a durable finish, and the scope is written accordingly, with the fixed price agreed up front so a void has a known cost and end date.
Domestic work is carried out around occupation wherever possible, with dust sheeting, floor protection and daily clean-down. Commercial work: shops, offices, small units; is phased around trading hours and access.
All work is fixed-price after a free survey, paid 50% deposit and 50% on completion by bank transfer, with a 6-month workmanship guarantee on building works and 10-year guarantees on damp treatment.
Carried out across Harrow, Wembley, Pinner, Stanmore, Edgware, Ealing, London, Middlesex, Watford, Buckinghamshire, Slough, Brent, Surrey, High Wycombe, West London, see the full list of areas covered.
Questions
It depends on the room, its condition and the finish required. Making good is quoted as part of the fixed price for the works after a free survey, so it is never an extra at the end.
Small making-good jobs are a few days plus drying time. A fuller refurbishment runs longer, and the programme including drying is set out in your quotation.
We prepare surfaces to a decoration-ready finish and advise on when and what to apply. Tell us at survey if you want decoration included so it can be scoped and priced.
Building and remedial works carry a 6-month workmanship guarantee. Damp treatment and waterproofing carry a 10-year workmanship guarantee and a 10-year QANW insurance-backed guarantee.
Usually yes. Areas are sheeted and protected and work is cleaned down daily, though the rooms being worked in will be out of use.
That is a common request. We scope it so the critical path is clear, and we are honest about drying times that cannot be compressed.
We can survey and quote the reinstatement works as a fixed price. Liaise with your insurer about cover and claim requirements before instructing works.
Newly plastered walls need weeks rather than days depending on thickness and ventilation, starting with a breathable mist coat. We give you the expected timescale at handover.
50% deposit and 50% on completion by bank transfer, against a fixed price agreed in writing.
