Local coverage
Ealing was built up substantially in the Victorian and Edwardian periods, and it shows: broad tree-lined roads around Ealing Broadway and South Ealing carry large, solid-brick villas and terraces, many with a lower-ground floor or a cellar below the main house. West Ealing and Northfields have their own dense runs of terraced houses, most now split into upper and lower flats with a freeholder or managing agent responsible for the roof, guttering and external walls.
Further out towards Hanwell, the Acton fringe, Perivale and Greenford the building period shifts later, into 1920s and 1930s semi-detached and terraced housing with cavity walls and smaller front gardens, a different pattern of damp again from the solid-wall villas nearer the Broadway.
The solid-brick construction that defines Ealing's older housing was never designed for today's ground levels, cement pointing or sealed basements. Original slate damp proof courses, where they exist at all, are now well past any useful life, and decades of repointing in hard cement mortar rather than lime has trapped moisture in walls that were built to breathe.
Where a flat occupies part of a converted villa, responsibility for external repairs is often split between leaseholders, freeholders and managing agents, and getting that sorted out before work starts saves a great deal of frustration later.
We survey free of charge across Ealing, West Ealing, South Ealing, Northfields, Hanwell, the Acton fringe, Perivale and Greenford, with calls taken Monday to Friday 8am to 8pm and Saturday 8am to 1pm.
Substantial Victorian and Edwardian villas with cellars or lower-ground rooms, converted terraced flats, and later 1920s and 1930s cavity semis around Hanwell and Greenford.
Basement and cellar waterproofing, parapet and valley gutter leaks on large terraces, cement pointing trapping moisture in soft brick, and rising damp in converted ground-floor flats.
Where a defect is a building-wide responsibility rather than a single flat's, we say so at survey and put the diagnosis in writing for the managing agent.
Services in Ealing

Damp surveys & diagnosis in Ealing
Below-ground rooms need a waterproofing system, not a coat of damp-seal paint. Membrane and cementitious tanking specified to suit the structure, installed as an approved Sovereign and Wykamol contractor, with a free survey and a fixed price.
Structural waterproofing & tanking in Ealing
The replaster is half of any damp repair. We remove contaminated plaster, apply the specified salt-retardant system and leave a flat, decoration-ready finish, as part of a fixed price, by the same contractor that treated the wall.
Plastering in Ealing
Cracked, hollow or blown render holds water against your masonry. We identify why it failed, repair or renew it with a system suited to the substrate, and fix the damp it was causing inside.
Rendering in Ealing
Open joints and spalled brick faces are the most common route for penetrating damp. We cut out properly, repoint in a mortar matched to your brick, and replace masonry that has broken down.
Brickworks & repointing in Ealing
Helical stainless bars bonded into the bed joints tie cracked brickwork back into one structure, a repair carried out from the outside, without rebuilding the wall, and finished so the crack disappears.
Brick stitching in Ealing
Damp repairs rarely stop at the damp. We carry out the associated building work: masonry, render, plaster, joinery repairs and making good, so the job finishes with one contractor accountable for all of it.
General building in Ealing
Treatment stops the damp; remedial work makes the room liveable again. Plaster, joinery, floors, decoration preparation and making good, completed by the contractor that did the specialist work, at a fixed price.

Local damp problems
Ealing's older housing was built solid, without a cavity, and largely without any reliable damp proof course by modern standards. A century or more of ground level changes, repointing and basement conversion has added new pressures the original walls were never designed to resist.
Nearer Hanwell, Perivale and Greenford, later cavity construction brings a different, more familiar set of interwar faults, closer to what we see across the rest of Middlesex.
Where a slate damp proof course exists at all in Ealing's Victorian and Edwardian villas, it has usually cracked or failed after well over a century in the wall, letting ground moisture rise into the brickwork.
Hard cement repointing on soft London stock brick prevents the wall breathing as it was designed to, trapping moisture and pushing it inward as damp plaster and spalling brick faces.
Lower-ground rooms and cellars in the larger villas sit below external ground level and take water under hydrostatic pressure, which surface treatments cannot resist.
The larger terraces and villas around Ealing Broadway and South Ealing often have parapet walls and valley gutters that, once cracked or blocked, deliver water straight into the roof space and down through party walls.
Where a villa has been split into flats, defects in the roof, parapet or external wall are frequently a freeholder or managing agent's responsibility rather than the flat owner's alone.
In the 1920s and 1930s cavity housing around Hanwell, Perivale and Greenford, debris in the cavity and raised drives and patios bridge the DPC in the same way as elsewhere in Middlesex.

In detail
A typical finding in an Ealing villa is a tide mark on the ground-floor or lower-ground wall, with blown plaster and salt staining. Because so many of these houses were built with only a slate DPC, or none at all, genuine DPC failure is common, and where confirmed we inject a chemical DPC using an accredited Sovereign or Wykamol system and follow with salt-retardant replastering once the contaminated plaster has been stripped back.
But the survey has to look wider than the wall itself. Ground levels around these older villas have often been raised by paths, patios and flower beds over more than a century, and a solid wall with no cavity has no margin for that kind of bridging. Correcting the ground level can be as important as the injection itself.
A great deal of the damp we are asked to look at in Ealing is not rising damp at all, but the result of hard cement pointing and render applied to a soft, permeable Victorian brick wall that was designed to let moisture in and back out again through the mortar joints. Cement traps that moisture instead, and it comes through as damp patches, spalling brick faces and blown plaster on the inside.
Repointing in a lime-based mortar matched to the original, and removing hard cement render in favour of a breathable finish where appropriate, restores the wall's ability to manage moisture on its own terms rather than fighting it.
Ealing's larger villas frequently include a cellar or lower-ground room, and bringing one into everyday use, whether as a home office, gym or extra bedroom, requires proper structural waterproofing rather than a coat of waterproof paint. That generally means cementitious tanking bonded to sound masonry, or a cavity drain membrane system with perimeter drainage and a pumped or gravity discharge, depending on how the water is reaching the space.
The detailing at floor-to-wall junctions, around service penetrations and at any external steps or light wells is where these systems most often fail if rushed, so we specify and detail those points properly as part of an accredited installation.
The parapet walls and hidden valley gutters common on Ealing's larger terraces and villas are a frequent, and frequently overlooked, source of penetrating damp. A cracked parapet coping or a valley gutter blocked with leaves and moss can deliver water into the roof void and down through a party wall for a long time before it shows as a stain on a ceiling below.
Where a building has been converted into flats, we identify clearly whether a defect sits within a single flat's demise or is a shared, external repair, and put that in writing so a leaseholder can take it to their freeholder or managing agent without a fight over the diagnosis.
Moving out from the Broadway towards Hanwell, Perivale and Greenford, the housing shifts to 1920s and 1930s cavity semis and terraces, closer in construction to the rest of Middlesex. Here the more familiar interwar faults appear: mortar-bridged cavities, raised drives and patios bridging the DPC, and cracked pebbledash or render letting water through to the inner leaf.
We survey and treat both the older solid-wall stock and this later cavity housing, and the diagnosis differs accordingly rather than following a single template.
Questions
Ealing Broadway, West Ealing, South Ealing, Northfields, Hanwell, the Acton fringe, Perivale and Greenford, plus the surrounding streets.
Yes. We design and install structural waterproofing, cementitious tanking or cavity drain membrane systems, depending on how water is reaching the space and what the room will be used for.
Very possibly. Cement pointing on soft Victorian or Edwardian brick can trap moisture that the wall would otherwise release, and repointing in a lime-based mortar is often part of the fix.
We will identify whether the defect is within your flat or a shared external repair and put the diagnosis in writing so you can take it to the freeholder or managing agent.
It depends on the wall construction, replastering required, access and whether basement waterproofing is involved. The survey and written fixed-price quotation are free.
Yes, along with the render, repointing and internal making good that often go alongside that kind of penetrating damp repair.
In Ealing's older housing it could be a failed slate DPC, cement pointing trapping moisture, or ground levels bridging the wall. The survey identifies which before any treatment is proposed.
Damp treatment carries a 10-year company workmanship guarantee plus a separate 10-year QANW insurance-backed guarantee. Building works carry a 6-month workmanship guarantee.
